October 2026 ~ Des Moines Metro Housing Market Update

As we head into fall, the Des Moines metro housing market is giving buyers more options while home prices continue to hold strong.

More Inventory, More Options:  The increase in inventory is one of the biggest shifts we’re seeing locally. With 4,702 active listings across the Des Moines metro in August, buyers have more opportunities to find the right home without feeling quite as much pressure to act immediately.

Mortgage rates also continue to play an important role in affordability, making it more important than ever for buyers to look beyond the purchase price and understand what a home’s monthly payment will mean for their overall budget.

What This Means for Buyers:  More inventory can mean more choices and more time to make a thoughtful decision. Buyers may have additional opportunities to negotiate, compare homes and find the right fit.

That said, well-priced homes are still moving. The Des Moines metro saw 1,263 closed sales in August, with homes spending a median of 50 days on the market.

What This Means for Sellers:  Today’s market makes pricing and presentation especially important. Buyers have more options, so a home needs to stand out from the competition from the moment it hits the market.

The good news for sellers is that local prices remain strong, with the August median sales price up 5.5% year over year. Understanding the current competition, pricing appropriately and making a strong first impression can make a meaningful difference.
